The RRR project corridor is divided into four quadrants

 With Union Minister for Road Transport and National Highways, Nitin Gadkari, giving green signal to the Hyderabad Regional Ring Road (RRR) by sanctioning Rs 5,500 cr, the RRR is expected to take off soon. The RRR, which is around 300 km with 60 metres width ,is proposed to strengthen the existing roads. It connects the major National Highways like NH-9, NH-7 and NH-202 and once it is operational, those residing on the outskirts of the city need not travel to the city to get on the highways.

The RRR project corridor is divided into four quadrants with reference to the crossing points of National Highways. North East Quadrant: Tupran (NH- 44) to Malkapur (NH - 65) with a length of 93.65 km. South East Quadrant covers Malkapur (NH - 65) to Shadnagar (NH - 44)  with a length of 78.150 km, Click Here


The South West Quadrant covers Shadnagar (NH - 44) to Koulampet (NH -  65) with 68.150 km while North West Quadrant passes from Koulampet (NH - 65) to Tupran (NH - 44)  with 50 km. The RRR connects Ibrahimpatnam, Bibinagar, Bommalaramam, Mulugu, Kothur, Malkapur, Shadnagar, Warangal, Toopran, Dunti, Shivampet, Narsapur, Daulatabad, Isamilapet, Eddumailaramam, Shankarapply, Chevella, Tadlapalle, Shahbad, Farooq Nagar, Kothiyal, Gundlaguda and  Rachlur etc. It passes through 125 villages all along the alignment. There are about 25 spinal roads connecting ORR to RRR. 

These include 10 National and State Highway roads and the remaining are new spinal roads and these will provide connectivity from ORR to RRR. The cost of the project is around Rs 2,500 crore for two lane carriageway and around Rs 5,000 crore for four lane carriageway, which also includes land acquisition cost.

The RRR passes through the existing road on five Reserve Forest areas which requires widening. They include Mulugu (1.700 km),  Muduchintalapally (1.100 km), Kothiyal (0.600 km), Kappa Pahad (2 km) and Narsapur (4.300 km). It passes through four level crossings near Brahmanpally, Shankarpally, Lingareddyguda and Pagidipally.The RRR was envisaged for decentralised growth of the city and proposed to develop multiple sub nuclei centres around Hyderabad.

Builders are getting good sales enquiries on Open Plots

The real estate sector will take a further hit if goods and services tax (GST) is levied on developed open plots, said C Prabhakara Rao, president, Telangana Builders Federation (TBF). Recently, the Authority on Advance Ruling (AAR) on Goods & Services Tax (GST) has issued a ruling that sale of plots with facilities like drainage, water line and electricity will attract a levy of GST.

The AAR has said that the sale of developed plots will be covered under the clause 'construction of a complex intended for sale to a buyer' and accordingly GST will be levied. "Till date, GST is not applicable to the sale of open plots. Now, it will be made applicable for open plots as well, which will definitely have an impact on the real estate sector," he said. , Know more about Open plots near Shamshabad

According to him, sales of apartments and houses are not as bad as some say because people are keen on buying houses in the wake of work from home concept gaining traction. "Builders are getting good sales enquiries. But it takes time for enquiries to convert into sales as some buyers are under the impression that prices will come down. But prices are already low in Hyderabad. So, it is very unlikely that prices will come down as input cost has gone up in the wake of rise in cement and steel prices," he said, adding that no builder would like to sell properties at a loss. He said that demand for villas is going up. "With work from home pressure and children attending online classes, demand for villas will go up on the city outskirts. People will also get used to the concept of work from home which needs more space," he said. According to him, even government departments which have taken offices on rent are asking landlords to reduce rents as they are not fully utilising the office space. The TBF president said joint development agreements between builders and landowners were taking place. "Seven to eight such agreements have been done in the last two weeks. This is a clear indication that the sector is on track to recover fast," he said.

Regional Ring Road (RRR) Hyderabad Telangana

State government on Monday urged the Centre to notify at least 1,000 km of roads in Telangana as new National Highways (NH), and sanction Rs 1,000 crore under Central Road and Infrastructure Fund (CRIF) pending to the State since its formation. Further, it had sought the Centre to develop alternate NH network around Hyderabad city in the form of the Regional Ring Road (RRR) considering the increasing vehicular population within the city limits.

Participating in the inauguration and foundation stone laying ceremony of 14 NH projects in the State through virtual conferences here, Roads and Buildings Minister Vemula Prashanth Reddy said being the youngest State in the country, Telangana needs the support of the Union government in creating good road infrastructure for overall development of the State. He reminded Union Minister for Road Transport and Highways Nitin Gadkari that in-principle approval was given for upgradation of 25 State roads covering about 3,135 km length as new NHs in the successor State of Telangana under the provisions of Andhra Pradesh Reorganisation Act., Open Plots on Regional Ring Road

“Only 1,366 km length has been notified as new NHs so far and balance length of 1,769 km is yet to be notified. The density of NH network in Telangana State is just 3.49 km/100 sq km area which is far below the national average of 4.01 km/100 sq km area. There is necessity of notifying at least 1,000 km of new NHs in Telangana State, out of balance in-principle approved 1,769 km,” he stated.



Further, the Minister pointed out that the two State highways of Sangareddy-Narsapur-Tupran-Gajwel-Jagdevpur-Bhongir-Choutuppal of 158 km length and Choutuppal-Shadnagar-Kandi of 181.87 km length were approved in-principle for upgradation as NHs in 2016. These two highways together form a Regional Ring Road (RRR) around Hyderabad City traversing at a distance of about 50 to 60 Km from Hyderabad and passes through six districts. He pointed out that Chief Minister K Chandrashekhar Rao as well as himself and other MPs from Telangana State made several representations where the Chief Minister gave an undertaking for bearing 50 per cent cost of land acquisition for the RRR project.

Prashanth Reddy stated that the Union Ministry has so far sanctioned 197 works under CRIF for improvement of State Roads at a cost of Rs 2,436 crore to Telangana since 2014. Of this, about 147 works worth Rs 1,750 crore have been completed by the State government and the balance 50 works will be completed during the financial year 2020-21. “We request for sanction of additional works under CRIF worth of Rs 1,000 crore to Telangana during this financial year,” he added.

Investors Line Up Property Projects In Hyderabad

 Hyderabad's real estate segment is in limelight ever since the launch of new hi-tech airport at Shamshabad in March 2008. The city's real estate prospects have gone up manifold and property brokers, real estate developers and home seekers are making the most of this boom.

ORR Boost to Shamshabad Shadnagar Hyderabad Real Estate

 The 159-km Outer Ring Road (ORR) project has come up as a major growth driver for the real estate markets of Hyderabad.
